Commercial Grade Driveway Sealer

Our sealant is very resistant and protects driveways from different weather and element effects, like oxidization from the sun, erosion from water and ice, and general wear and tear. Many company’s Services believe in quality over quantity.

With age, you will notice that the asphalt will start to crack and sink in the spots where more pressure is applied due to parked cars, trailers, or any other type of heavy machinery. The reason why this happens is due to improper application of asphalt at an early stage. Very common mistakes can be done at earlier stages, such as poor drainage, improper compaction of the base under the asphalt, or incorrect asphalt temperature when applied.

Our highly experienced team will ensure that after the sealer is applied on your driveway, it will make you say, “Wow” and ensure that the driveway looks brand new. All projects of Dr.Seal it Driveway Services get examined upon completion by one of the managers to ensure that the highest customer satisfaction is achieved. What is driveway sealing?

Driveway sealing is applying a layer of sealant over the driveway to protect it from erosion, UV radiation, and other weather-related damage. It also helps to prevent ice and snow from building up on the driveway, leading to freezing and cracking. It effectively prevents water and dirt from seeping down into the surface, causing your driveway to deteriorate prematurely. It will prolong the life of your driveway, but it will also keep your home safer by protecting it from water damage.

Common driveway sealing mistakes

Sealing your driveway is one of the most important steps to keep it clean and free of debris. However, people make a few common mistakes when sealing their driveways. Here are three things to remember.

Mistake 1:

Applying sealant in direct sunlight can weaken the coating and cause it to crack, especially over time if not properly maintained. The amount of water on your driveway also plays a role in whether or not you should apply sealant with daylight shining directly through it vs. having an overhead sky cover already used. (For example – sealed areas from tar & stone-filling will hold up under rain and water while unsealed areas (pools, vegetable gardens) can be susceptible to this.)

Mistake 2:

Do not apply sealant where you step because it only acts as a lubricant under heavy foot traffic. If your driveway gets wet from rain or snow melting on the walkway, it will create mud/slush that could cause slippage under your tires, like what happened with some homes during winter cleanup projects when ice meltwater was applied.

Mistake 3:

Do not apply a sealant over a hot spot as this can cause rusting and oxidation, causing pitting damage that is difficult to fix correctly at gunite or concrete driveways with surface problems such as tree roots growing all through the patch. When laying up an asphalt driveway in an area where sidewalk areas are being constructed or redone simultaneously, it is best not to make both applications in one day.

Benefits of Sealcoating:

To protect against harmful agents such as weather, grease, oil, and UV rays, seal coating applies a liquid coating mixture. Before starting seal coating, we clean asphalt openings and use crack filling material. After that, we fix structural faults and eliminate grease and oil stains.

The benefits of seal coating include:

  • Beautification
  • Easier Maintenance
  • Slowing Water Infiltration
  • Resistance to Oil Spills
  • Increased Flexibility

Life Span Of Driveway Sealing

Over 30 years may be spent on an asphalt driveway. But, if the driveway is not installed properly and you don't do regular maintenance, like yearly driveway filling and sealing when required, you won't be able to achieve that long life span.
Like Florida, some areas of the country have scorching and humid summers. You will want to make sure that your asphalt driveway is laid and sealed correctly to prevent cracking problems due to heat or water coming down from above on top of the road surface. One more item that everyone doesn't think about when they are putting their driveway installation together is making sure you keep it clean during winter months as heavy snow can get accumulated.

Why Do You Need Asphalt Repair?

Asphalt repair is essential for the safety of your neighborhood. It keeps the roads in good condition, preventing them from becoming too slippery in wintertime. When accidents happen, asphalt repair can help minimize the damage and speed up the emergency response.

When asphalt cracks or becomes displaced, it can cause dangerous traffic conditions. Our team of experts can repair asphalt quickly and accurately, so you can restore peace and order to your roadways.

Categories Of Asphalt Damage

Based on severity, the following are four types of asphalt damage: To counteract them, our experts give corresponding repair procedures.

  1. Oxidation: Asphalt ages and oxidation makes it fade and turn gray, especially if it is more than a few years old. Sealcoating is the answer.
  2. Cracks and Potholes: Moisture can soak into the driveway foundation and cause more damage. Cracks that are not filed timely will grow larger and transform into potholes. Professional repair is the only solution.
  3. Ruts, Big Holes and Uneven Depressions: Constant stress from heavy vehicles and regular traffic can cause depressions on the surface or keep chipping off aggregate chunks until the potholes become too large for crack fill. The solution to this problem lies in seal coating.
  4. The Crumbling Asphalt: If you’re cleaning your driveway and notice that larger aggregate pieces are getting blown or swept away with the debris, your asphalt might deteriorate and need replacement. Repaving damaged asphalt is the only practical solution to this issue.

Decide Timely and Avoid Unnecessary Delays

Depending on the severity of the damage, asphalt repair may be quite costly. As a result, we strongly suggest that you immediately fill cracks and potholes and seal coat your driveways and parking areas every two to three years. This will help to avoid severe degradation and the need for costly repairs and restoration.
